To complete this rental application, you must be prepared to meet the criteria listed below.
Rental Criteria:
A completed and signed application from all proposed occupants over the age of 18 must be submitted. ALL LINES MUST BE FILLED IN. Incorrect or misinformation will disqualify you as a prospective renter.
A ($ 55.00) application fee for the purpose of running a background check is required with each application.
You must provide a valid US Government photo I.D. We require a photo I.D. Driver’s license or State Issued ID card, or current student or work visa, Green Card (Note: Military cards are not accepted.) * It is prohibited by law to photocopy a Military card; therefore, they will not be accepted as a photo I.D.
All applicants must have a credit report that demonstrates a willingness and ability to pay financial obligations in a timely fashion (we require a score of at least 600). If we cannot obtain a credit report you will need a Co- Signer, the co- signer must apply and meet all requirements. Applicants applying together the credit score will be combined and the average medium will be used to determine the deposit.
Criteria
The amount of the Security Deposit is based on your credit score and is charged as follows:
• 599-or less Denied
• 600-625 1-month’s rent plus 250
• 626-649 1-month rent
• 650-or above $500.00
**Co-Signer Criteria
• Credit Score 700 or higher
• No Collections or past due debt
• Must make a minimum of 5 times the amount of rent
• No bankruptcy or liens
A one-time administrative fee of $150 will be charged for all approved applications and must be paid upon approval with the deposit to proceed.
Any prelease rental deposit (the “Rental Deposit”) that is accepted by us will be either refunded to the applicant or retained by us as set forth in this paragraph. If the applicant is accepted, we will inform the applicant of such acceptance. The applicant will have 72- hours from the time that the applicant is informed of the acceptance of his or her application to either cancel the application or accept the apartment. If the applicant fails to inform us that the applicant is cancelling the application within the 72- hour period, the Rental Deposit will not be refunded to the applicant and will be retained by QT Property Management. If the applicant fails to enter into the landlord’s standard form of lease agreement within 5 days after we inform the applicant that his or her application is accepted, we reserve the right to terminate the applicant’s application and retain the Rental Deposit by providing the applicant of such election. If the applicant’s application is denied, or if the applicant cancels his or her application within the 72- hour period, the Rental Deposit will be refunded to the applicant and will be deposited into the mail within 7 days after such denial or cancellation. Marginal applications may require a higher Rental Deposit.

Any monies owed to a previous landlord for any reason is subject to denial. Amounts under $200.00 will be reviewed if the applicant demonstrates the amount is paid in full.
We require a monthly combined income of 2.5-times the amount of your monthly rent. Income must be verifiable through pay stubs, employer contact, or tax records or signed offer letter. All other income, including self-employment must be verified through tax records. Unclear paystubs via the phone, will not be accepted.
No Criminal conviction for a crime against a person, for theft, for drug violations or any other type of crime if the crime that the applicant has been convicted of would be considered a threat to the property or to other residents or would otherwise threaten the ability of other residents to peacefully and safely enjoy the property. In making such a determination as to whether the conviction would cause a rejection of an applicant, the landlord will consider the nature and severity of the conviction and when the conviction occurred. An applicant that has been convicted of the illegal manufacturing or distribution of drugs will be denied. Felony convictions in the last 10 years or a gross misdemeanor in the last 2 years will be reviewed on a case by case basis by management.
Occupancy: Maximum number of residents equal to two persons per bedroom.
